The Holiday Let Blueprint
Traditional hospitality. Modern systems. The Blueprint is the step-by-step path from "I've got a property" — or "I want one" — to a professionally launched, properly operated UK holiday let.
The 12 decisions to make before you spend serious money on a property.
The sequence problem
Everything about holiday lets is already on the internet — scattered across a thousand videos, forum threads and contradictory opinions. What nobody gives you is the order: which decisions come first, which mistakes are expensive, and which parts of the hype to ignore.
So people buy the wrong property. Or furnish for themselves instead of their guest. Or launch with no pricing logic, get three lukewarm reviews, and spend a year digging out of them. The Blueprint fixes the sequence.
What we believe
Layer
Guest understanding, welcome, standards, trust, and recovery when things go wrong. The layer that earns reviews and repeat bookings.
Layer
Demand, numbers, pricing, margin, processes and risk. The layer that decides whether you make money.
Layer
Platforms, direct booking, dynamic pricing, automation and AI. The layer that makes you faster — but only works when the first two exist.
Technology is the easiest layer to sell — which is why most advice starts and ends there. It only pays off when the hospitality and commercial foundations sit underneath it.
The story
I grew up at Norton Court Farm, where my parents ran a 12-bedroom B&B. Mum was the chef. Dad ran the operation. I was changing beds with the housekeeping team and cutting the lawns before I could drive.
Bookings came by phone and newspaper advert — no algorithm, no app. Later I spent seven years owning and operating a customer-facing coffee shop.
Today I run holiday lets at the other end of the industry's evolution: booking platforms, dynamic pricing, direct-booking websites, automation and AI. The landscape changed completely. What makes a guest come back didn't change at all.

Decide → Build → Launch
Phase 01
Get the numbers and the property right.
Done means: A viability model, a risk register, and a go/no-go call you can defend with numbers.
Phase 02
Turn a property into an offer, and an offer into an operation.
Done means: A launch-ready property, a one-page guest promise, and an SOP pack the operation runs to.
Phase 03
Get live, win bookings, get better.
Done means: A professionally launched property, a pricing strategy, an operator dashboard, and a 90-day optimisation plan.
Who it's for
This is for you if
This is not for you if
We'd rather you self-select out now than refund you later.
Operator proof
Until student results exist, proof is the operation itself — never invented numbers.
